While inventory is tight for existing homes, new construction for custom homes seems to be picking up speed. We looked at the local real estate market for January to June 2023 and pulled out the following items including prices, average time on the market, average price per square foot and list vs. sold prices. Take a look at the stats of interest:

ASPEN SINGLE-FAMILY HOMES / JANUARY-JUNE
  • The first half of 2023 saw 104 new real estate listings, 55 solds with an average selling price of $12.2 million. 
  • The average time on the market for real estate in Aspen: 144 days, and the average price per sq. ft.: $2770. 
  • Comparing year-over-year, the average sales price for real estate property was down 21.3% compared to 2022 and the sold price vs. the list price is down by 6.5%

(Aspen, Brush Creek Village, Old Snowmass, Woody Creek)

  • The first half of 2023 saw 31 new real estate listings, 12 solds with an average selling price of $7.4 million. 
  • The average time on the market: 149 days, and the average price per sq. ft.: $1691. 
  • Comparing year-over-year, the average sales price is UP 3.6%% compared to 2022 and the sold price vs. the list price was down by 4.3%

SNOWMASS VILLAGE SINGLE-FAMILY HOMES / JANUARY-JUNE
  • The first half of 2023 saw 31 new listings, 12 solds with an average selling price of $7.4 million. 
  • The average time on the market: 149 days, and the average price per sq. ft.: $1691. 
  • Comparing year-over-year, the average sales price is UP 3.6%% compared to 2022 and the sold price vs. the list price is down by 4.3%

BASALT SINGLE-FAMILY HOMES / JANUARY-JUNE
  • The first half of 2023 saw 37 new listings, 27 solds with an average selling price of $2.4 million. 
  • The average time on the market: 130 days, and the average price per sq. ft.: $849. 
  • Comparing year-over-year, the average sales price is UP 53% compared to 2022 and the sold price vs. the list price is down by 2.6%

CARBONDALE SINGLE-FAMILY HOMES / JANUARY-JUNE
  • The first half of 2023 saw 88 new listings, 57 solds with an average selling price of $2.53 million. 
  • The average time on the market: 157 days, and the average price per sq. ft.: $639. 
  • Comparing year-over-year, the average sales price is UP 5.4% compared to 2022 and the sold price vs. the list price is DOWN by only 0.2%

GLENWOOD SPRINGS SPEN SINGLE-FAMILY HOMES / JANUARY-JUNE
  • The first half of 2023 saw 82 new listings, 61 solds with an average selling price of $959K million. 
  • The average time on the market: 90 days, and the average price per sq. ft.: $435. 
  • Comparing year-over-year, the average sales price is UP 4.7% compared to 2022 and the sold price vs. the list price is down by 1.5%
